Q. Why do we incorporate Real Estate services into our Brokerage program.
A. We find that in many situations, the business we sell is connected to a lease or the seller owns the property and either wants to lease or sell the property along with the business. In order to transfer a business to a buyer we often have to do one of three things:
1). We must renegotiate the existing lease with the landlord.
2). We may have to negotiate a new lease with the landlord (or for the seller) if he intends to lease the business property.
3). We may have to sell the property along with the business.
In each one of these situations, we are involved in what is known as an Agency Agreement. The agency agreement creates a liability and a responsibility on the part of the Broker. It is a liability because the Broker must disclose (through a property disclosure statement provided by the lessor or seller), any defects or conditions that may affect the transfer or value of the property. The responsibility is the Brokers’ duty to declare which party is represented by the Broker. The Broker may represent the Seller, Buyer, or both parties, (also referred to as a Dual Agency).
Q. What type of properties can you transact business for?
A. All types. We are experienced in residential, commercial, mixed-use, and industrial properties.
